Real Estate Market Report - April 28, 2014

As of April 28, 2014 there are 4280 properties for sale located in the Birmingham and Hoover Alabama real estate market. These properties are priced from just $1000 to over $14 million for single-family homes, luxury properties, land and acreage. The average listing price is $220,000 which is a 3.4% over last week. The median sales price is at $147,000, which is 1.8% lower than year over year, April 2013.

The average price per square foot is currently at $91, up 1% over last year and the number of sales is down roughly 20% over last year. This is primarily due to lack of supply and inventory.

March, 2014 - Supply and Demand Good for Sellers

We are seeing a lot of changes come in 2014 making it a little bit more difficult for self-employed individuals to get a real estate home loan, however, with the right documents and a lot of patience, potential home buyers are finding themselves looking at more homes in a better price range. Although home prices are up, they are not outrageous so I believe that there is a good balance on the increase in home prices and many homeowners finding themselves finally out from being underwater.

With a good supply and demand out on the market, home sellers are finding a sale within one to three months so long as they have priced their home correctly in staged it accordingly.

Changes to the Mortgage Industry

Starting January 1, 2014 there are big changes to the mortgage industry. Since the housing market is starting to recover and we had a very good year, the debt to income ratio will be dropping from 50% to 43%. That means that no more than 43% of your income can go towards debt payments of any kind including mortgage. This may be tough for some folks but if you think about it, it really is creating a stronger homeownership out there. People will be less likely to foreclosure or not be able to make their payments because not all or most of their income is going towards debt. This truly is making a stronger economy for all. Self employed individuals, however, will have a more difficult time applying and qualifying for a loan. They will need more proof of income and lenders will get more strict as to what they need in order to qualify.

 

Real Estate Market Report for Hoover Alabama September 2013

Hoover Alabama sits just South of Birmingham and makes a great suburb for commuters, families and business folk alike. Currently there are 520 homes for sale within the Hoover Alabama area priced from about $28,000 for smaller parcels of land and manufactured homes to $2,950,000 for a seven bedroom, 18,000 square-foot single-family home. Of course this is just a wide range; the majority of homes range between $200,000 and about $400,000 within the Hoover Alabama area. Read more...

March in Alabama -

What a funny winter this is then from blustery blizzards and storms to hot weather and back again. March is flooring in like a lion and hopefully going out like a lamb as they say. Heading into the springtime it’s perfect for looking for homes or considering selling. The Birmingham and Hoover Alabama area is looking at less foreclosures and more short sales on the market so if you’re considering buying, now’s a great time to get a good deal on a home that may not need a lot of repairs or cosmetic updates. Winter in Birmingham -

While we’ve had some unusually cold weather, buyers are still buying and sellers still need to sell their properties. The amount of foreclosures are slowly dwindling off the market and are being replaced with a lot of short sales. Sellers are understanding more of their options and being allowed to stay in the home during the short sale process. Because of this many homes are in great condition at below market value prices. January Happenings!

Being the largest city in Alabama there are many events happening in our area from plays, to sporting activities, and to musical events not to be missed.  Come to the McWane Science Center and watch an amazing IMAX movie and have fun learning with the family.  Catch a modern classic, Indiana Jones, at the Alabama Theater.  If you are looking for something free for the kids to do there are free kids Yoga classes at Villager Yoga!  Go have some fun in our great town!

 

Christmas in Birmingham - 2012

 Christmas at the grand Hotel is an event not missed by many Birmingham residents.  This a beautiful golf club and Spa been providing families with Christmas traditions for years. Enjoy arts and crafts, Christmas movies, fireside readings with Mrs. Claus, children's stockings craft, and the Christmas buffet on Christmas day.  Head out to Christmas in the caverns for a live nativity scene featuring a choir and live animals.  And don't forget New Year's Eve family celebration with the band beginning at 8:30 at the corner of section and Church streets.
